My client's primary home is located on the 3rd floor of a four story building. There are only 6 apartments in the building, 2 per floor. Each apartment runs the full depth of the building front to back. The apartment is just under 2700 sq ft. The apartment is north facing and inherently dark due to the lack of direct light access in several areas. And over the years, the space had undergone renovations. I wanted to bring the focus and appeal back to the building's inherent and historical appeal. The original brick, timber clad ceiling, exposed electrical and plumbing mechanical elements, along with the patina rich concrete floors were the jumping off point. A lot needed to be stripped back to highlight these features. These inherent elements would become the building blocks for the design. The principal ensuite bath required an incredible amount of attention. The existing drain locations in the floor dictated the space planning. We were not allowed to relocate any of these positions. I swapped the locations of the tub and the shower. By having the shower in the new position, it allowed me to create the separation between the bedroom and the bathroom. The room's previous iteration was very much an open concept plan. It was cavernous, cold and lacked any sense of privacy. While I didn't want to close the room off or block what little natural light came in, I did want to create more designated space between the bedroom and bathroom.
